Five new homes could be built in Tilford after a planning application was submitted for redeveloping Starcross Farm.

The plan involves demolishing the old farmhouse and equestrian buildings to construct five new homes with landscaping.

The development will be located in a small village within the Surrey Hills Area of Outstanding Natural Beauty (AONB), making it a sensitive case for the residents.

The applicant, Janet Ibru, has partnered with architects Rodić Davidson to design a scheme resembling a traditional farmstead that they claim blends with the rural character.

The applicant says the internal floor area of the five proposed homes would be slightly larger than the combined floor area of the existing farmhouse and equestrian buildings.

A statement of community involvement said: “The site is situated in a rural location and does not have a particularly sensitive relationship with neighbouring sites.”

But the applicants acknowledged the potential harm to the AONB and Green Belt’s openness. The visual impact of five homes replacing a single farmhouse, tree removal, and the effect on local wildlife are key issues. The application argues that vehicle movements will remain minimal, but some may be concerned about increased traffic.

The applicant also insisted the development would have minimal impact on neighbouring residents and businesses.

“If planning permission is granted, the applicant will reach out to the nearest neighbours to discuss the logistics of the construction phase, and they commit to doing this in advance of the commencement of work,” the statement added.

Waverley Borough Council will consider these concerns alongside the proposal’s potential benefits. Sustainability measures required by local planning policies will also be reviewed.

Residents are encouraged to submit their views during the consultation period, with comments due by February 2 via Waverley Borough Council’s planning portal, referencing case number WA/2025/00031.
